Market Update: Sold Homes and Condos in Broward County, FL

Hello January! New month just started. The New Year 2018 just started as well. It means only one thing: time for the real estate market update in Broward County, FL for the month of December 2017.

I did the research in our local MLS of Greater Fort Laudderdale. I used  information separately for single family houses and condos sold in Broward County for the periods of December 2017 and  December 2016. Once I had the sale numbers from the current year and the previous year the same periods, it was much easier to understand how real estate sales changed since the last year.

And here are the results:

So comparing the housing market to the previous year same period for single family houses, we can see that that there were 1616 units in December 2016 and 1382 units sold December 2017. It was over 14.48% decrease in sold single family homes during this past December when comparing with December 2016.

The median sale price for homes increased 7.94% since the last year. It went from $315,000 during December 2016 to the price of $340,000 during December 2017.

Even the median list price for houses increased by 7.33%. It went from $326,000 during December 2016 to the price of $349,000 during December 2017.

Days on the market were 35 for December 2017, and days on the market were 33 for December 2016. Days on the market increased 6%

The single family house price increased since the last year. Do you think it was because less houses there were available for sale?

Lets compare condos sold during December 2017 and December 2016.

There were sold 1471 condos in December 2016 and 1356 during December 2017. So it was a  7.82% decrease in sold condos during this December when comparing with December 2016.

The median sold price increased 10.34% since the last year- it went from $145,000 during December 2016 to the $160,000 during December 2017.

Even the median listing price increased 12.74% to compare with the same period 2016- it went from $149,000 during December 2016 to the $169,000 during December 2017.

The condos were selling faster this year : Median days on the market were 43 for December 2017, and days on the market were 46 for December 2016.

The condos were selling faster and for more money when comparing real estate market in December 2017 to December 2016.

 

The numbers I used to make these tables were taken from the MLS of Greater Fort Lauderdale. These numbers are said to be reliable but are not guaranteed.
