February just started, so we can review homes and condos sales in Broward County for the month of January 2018.
I did the research and put information separately for single family houses and condos sold in Broward County for the periods of January 2018 and January 2017. When I have the sale numbers from the current year and the previous year the same periods, it is much easier to see the change since the last year.
And here are the results:
Single Family Houses sold in Broward County:
So, comparing the housing market to the previous year same period for single family houses, we can see that that there were 1016 units sold January 2018 and 1081 sold January 2017. It was 6% decrease in sold single family homes during this July when comparing with July 2016.
The median sale price for homes increased 12.38% since the last year, from the amount $305,000 last year January to $342,750 January 2018.
Even the median list price increased by 14.05% from the amount $315,000 last year’s January to $359,250 January 2018.
Days on the market were 40 for January 2018, and 36 for January 2017, so the days on the market increase by 11%
The single family house price increased since the last year. Do you think it was because less houses there were available for sale?
Condos Sold in Broward County:
Lets compare condos sold during January 2018 and January 2017.. There were sold 1136 condos in July January 2018 and 1112 during January 2017. So it was an increase in sold condos during this January when comparing with January 2017.
The median sold price increased 10.55% since the last year- from the $138,450 in January 2017 to $153,450 January 2018.
Even the median listing price increased 10.35% to compare with the same period 2017- it was $138,800 January 2017 to $153,450 January 2018.
The condos were selling faster this year : Median days on the market were 44 in January 2018, and 46 days in January 2017.
The condos were selling faster and for more money.
